Description/Roles:
The Superintendent leads the construction project(s) from the field. Below is a list of the primary roles and responsibilities of the Superintendent.
- Field Project Management
- Ensure project safety procedures are obeyed
- Review project drawings, specifications, and scope
- Develop project schedules and maintain timelines
- Host site meetings; safety, OAC, sub-contractor, etc.
- Coordinate sub-contractor manpower and progress
- Monitor quality of work and schedule inspections
- Manage unforeseen site conditions, weather, and/or obstacles
- Maintain budgets
- Development of requests for information and change order requests
- Review project documentation and file organization
- Assist with on-site equipment/tool tracking
- Coordination and completion of punch list
- Practice professional etiquette with clients, vendors, and colleagues.
- Prioritize effectively, adhere to deadlines, and seek additional duties when assignments completed.
- Maintains a clean, orderly, and safe work environment.
Qualifications:

The Project Manager leads the construction project(s) on the office side. They are the vital link between the client/customer and Pacific Construction. Below is a list of the primary roles and responsibilities of the Project Manager.
- Project Management

- Develop communication and relationship with the client/customer
- Assist with estimating; obtaining sub-contractor bids, clarifying scope, etc.
- Obtain project permit and required building authority paperwork
- Review project drawings, specifications, and scope
- Develop a sub-contractor list and general project information documentation
- Sub-contractor buy-out and contract development
- Aid Superintendent in maintaining project schedule
- Develop OAC meeting agendas and minutes
- Assist with sub-contractor communications
- Oversee and maintain budgets
- Organize invoices and develop pay applications
- Development and submission of requests for information
- Developing and tracking of change orders
- Review project documentation and file organization
- Assist Superintendent with punch list completion
- Oversee closeout documentation
- Practice professional etiquette with clients, vendors, and colleagues.
